Insulated with 6" rolled installation, but ceiling being 6" under roof has a very high radiant heat effect in hot times of year. 9000 BTU's does job nicely. Can cool room to 65' to satisfy my most demanding guest from the north. But the most amazing thing is how quiet outside unit is. I've got a 334 sqft bunkhouse/office on the ranch. It's been pretty toasty this summer so far & I've been on the computer alot. Needless to say computers are great for putting out heat!! The oil, a part of Freon makes most plastics parts brittle and replace indoor unit. This situation is a subject of recall, however, the company avoids ruining the company name offering free replacement parts for long period. I have repair three pin holes in one indoor unit.
